We control every stage — land acquisition, architecture, permitting and construction — with development partners who have delivered across Miami-Dade. Our in-house design lowers hard costs by roughly 10% versus comparable builds, and every opportunity is underwritten conservatively against real neighborhood comps.

How co-investment works
Limited Partners fund the equity. In our current project, LPs receive 100% of the project profit split.
SLM and its partners manage land, permits and construction end-to-end — nothing is outsourced blindly.
On sale after certificate of occupancy, proceeds are distributed per the waterfall. Target hold: ~31 months.
