Who we are
We control every stage, from land acquisition and architecture to permitting and construction, with development partners who have delivered across Miami-Dade. Our in-house design lowers hard costs by roughly 10% versus comparable builds, and every opportunity is underwritten conservatively against real neighborhood comps.
How co-investment works
Limited Partners fund the equity and receive 100% of the profit waterfall. The developer earns a fixed fee inside project costs, so we win on the build, not on your upside.
SLM and its partners manage land, permits and construction end-to-end. Nothing is outsourced blindly.
On sale after certificate of occupancy, proceeds are distributed per the waterfall detailed in the investment memo.
